The preauthorized electronic assessment payment service uses the Federal Reserve System’s Automated Clearing House (ACH) to facilitate electronic transfers from homeowner checking and savings accounts directly into the association’s bank account. Funds are transferred on a pre-selected day of the month and appear on the homeowner’s bank statement each month. Information regarding payments is reported to the association’s management or bookkeeping company on the same day funds are deposited to the association’s account.

Maintenance Fee Payment Options/Instructions

Cedarcrest Property Management offers a number of different ways for you to pay maintenance fees and property related expenses. Reminder-your payments are DUE on the 1st of each month, in advance.

1. Online Payment – C-Property Pay A $2.25 convenience fee for Property Pay online E-check payments one-time and $0.00 for recurring

Visit the website https://propertypay.firstcitizens.com/ and follow instructions to make either a one-time payment or recurring payments.

You will need the Cedarcrest Property Management Company ID (8089), your Association ID and your account number.

C-Property Pay provides you with the option of making a one-time payment or recurring payments. Simply register and set up a User profile. By registering, you will be able to:

• Set up multiple and single properties
• Set up payment types for processing by e-check or credit card (2.95% fee)
• Schedule recurring payments
• Manually submit one-time payments with saved payment information
• View your account

2. Using your own bank’s online bill pay

If you choose this method of payment the following must be done to ensure payment is received:

• Your Association name must be listed as it appears on the statement.
• Your account number must be listed on the payment.
• The address must be listed as:

(Your Association’s Name), c/o Cedarcrest Property Mgt, PO Box 98235 Phoenix, AZ 85038-0235

3. ACH Auto-Pay – FREE

Sign up to have your monthly assessment payments automatically debited from your account each month. Simply complete the ACH form and send in with a voided check. The forms can be found on our website, cedarcrestpm.com, or can be requested by contacting our office.

4. Pay by mail – Please allow an extra few days for USPS mail to be received.

BEFORE THE COLD SETS IN

• Know where your main water shut-off valve is located.
• Turn off and drain your irrigation system.
• Eliminate sources of cold air near water pipes by fixing windows or insulating walls.

Protect exposed pipes by wrapping them with insulation, fabric or newspaper.

WHEN TEMPERATURES STAY BELOW FREEZING

• Let the snow cover your water meter. Snow acts as insulation, so don’t disturb it.
• Allow a small trickle of water to run overnight to keep pipes from freezing. Capture this in a container for watering indoor plants and other uses.

Open cabinet doors to let warm air in your home reach the pipes

IF YOUR PIPES FREEZE

• Shut off the water immediately.
• Thaw pipes with warm air, not direct heat. Avoid leaving space heaters unattended and avoid the use of kerosene heaters or open flames.

Turn the water back on slowly once pipes have thawed, and check for cracks and leaks.

Preparing as a Community:

• • • Make sure your vehicles are parked in your garage, driveway, or assigned parking space. This will enable the plows and salters to effectively remove snow and ice for your safety and the safety of others.
  • • If your community has public streets, which are maintained by your local municipality, make sure you follow the municipality’s storm parking regulations. Most municipalities prohibit on-street parking during snow events and they could possibly ticket and tow your vehicle.
  • • Report to Management any abandoned vehicles parked on the property or vehicles parked in violation of your community’s rules and regulations so Management can act immediately to identify the responsible Owner and request they remove the vehicle immediately.
  • • Be aware of your surroundings, especially when snow removal equipment is being used on site. Stay clear and stay safe. Do not assume they can see you, they are focused on snow removal.

• • Any questions regarding power outages should be directed to your local power provider.

• • Check your community By-Laws and rules regarding gas-powered generators. In most communities they are strictly prohibited for you and your neighbor’s safety and protection.
• • Please remember that snow removal is a process and your community’s snow removal contractors will do their best to get the job completed properly in the most expeditious manner possible. They appreciate your patience.

Please reach out to Management only if there is an emergency, (loss of power, loss of heat/hot water, leaks, downed trees, etc.), so your Property Director can devote their time to urgent issues during the snow event.
